Privacy policy
Short version: what you send me is used to prepare your evaluation and to reply to you. It is not sold, not shared with your lender, and not fed into a marketing list.
What is collected
Only what you type into a form on this site: your name, phone number, email address, property address, and whatever you choose to tell me about your situation. Nothing is sent until you press the final submit button — if you leave the form partway through, none of what you typed is sent or kept.
How it is used
To prepare the evaluation you asked for and to contact you about it. That is the entire purpose. Your information is not sold, rented or traded, and it is not disclosed to your lender, to their lawyer, or to any other party without your instruction — Ryan McCann has no reporting obligation to any of them and does not volunteer information to them.
How it is handled
Form submissions are delivered by email through Web3Forms, a third-party form-delivery service, and are stored in Ryan McCann's email, in Pulse (the client-management system described below) and in client records at MaxWell Polaris. Brokerage records are retained as required by the Real Estate Council of Alberta's rules and by Alberta's Personal Information Protection Act.
Analytics and cookies
This site sets no advertising cookies, and its fonts are hosted on this site's own server, so loading a page does not send a request to Google or any other font service.
It does load one tracking script: Pulse, the client-management system Ryan McCann uses for enquiries. Pulse records the pages you view here, when, and the page that sent you, under a random ID kept in your browser's local storage (not a cookie). When you submit the form, your email address, name and phone number are saved in Pulse and linked to that ID, so your visits to this site are connected to your enquiry. If you have also contacted Ryan McCann through one of their other websites, those records are combined.
Pulse runs on servers in the United States, and nothing in it is sold or shared. To stop the tracking, clear this site's data in your browser or use a private window. To have your record and browsing history deleted, see Your rights below.
Email and texts
Contacting me through this site is your request for a reply, which is what Canada's anti-spam legislation calls implied consent. You will get a personal response, not a newsletter. If you ask me to stop contacting you, I stop — immediately and permanently.
Your rights
Under Alberta's Personal Information Protection Act you may ask what personal information I hold about you, ask for it to be corrected, or ask for it to be deleted. Write or call: 780-964-8445, 4107 99 Street, Edmonton, AB T6E 3N4.
