Why this site exists

Most of what is published online about Alberta foreclosure is either written for lawyers or written by companies that want to buy your house at a discount. Neither is much use to someone holding a Statement of Claim at the kitchen table at eleven at night.

So this site does something simple: it quotes the actual statute, reproduces the court's own published fee guideline, cites its sources, and tells you what each stage means for the decision in front of you. If you read the whole thing and conclude you don't need a REALTOR®, the site has still done its job.

How I work with homeowners in foreclosure

• Valuation first, conversation second. You cannot make a good decision about a house without knowing what it is worth. That is where every file starts.
• The bad news, on time. If a sale won't clear your debt, or if what you need is a trustee or a lawyer rather than an agent, I say that in the first conversation.
• Pricing to your deadline. In a normal sale you can chase a number and reduce later. On a redemption period you cannot, and pretending otherwise costs you the house.
• Discretion. Your circumstances are not disclosed on the listing. There is no reason for a buyer to know them and I don't volunteer them.
• No pressure and no follow-up campaign. One honest reply, and then it is your decision.
