Common hesitations, answered

Will my lender find out I contacted a REALTOR®?

No. There is no reporting obligation, no shared database, and no registry of homeowners who asked a question. What you tell me stays between us.

I don't want to sell. Is this still worth doing?

Yes, and arguably more so. The value of the land is an express factor under s. 41(2) of the Law of Property Act when the court decides how long your redemption period should be. A documented value is also what a lender wants in front of them when you ask for a workout, and what a mortgage broker needs to place a refinance. It is useful in every direction.

Is there any catch to it being free?

The honest answer: some people who get an evaluation eventually list with me, and that is how the time pays for itself. Most don't, and that is fine. There is no fee, no agreement to sign, and no follow-up campaign — one reply from me, and then you decide what you want.

What if I already have a court date this week?

Call, don't type. 780-964-8445. And if you have not spoken to a lawyer, do that first — appearing and asking for more time under s. 41(2) is something you can do, and it is worth doing properly.

The house needs work. Does that change things?

It changes the number, not the process. Condition is priced into the range and I will tell you plainly which repairs are worth doing before listing and which are not — on a deadline, most are not.
